How do i read / know exactly what the fees are when i scan an item using the seller app ?

hello all... brand new seller. And am somewhat confused on what the fees are, when I scan an item using the seller app. Example: I've found an item that is 60% off of retail, but after scanning it , and looking at the fee page, i see that the fees are half of the purchase price i want to list at . Is that correct ? Seems so high
